Investment Criteria

Multifamily:

Stony Clove is actively seeking multifamily investment opportunities in New York, Florida and Texas up to $15 million of transaction size. Properties must be free of, or have limited, rent regulation. We seek initial cap rates of 5% or higher with a clear ability to increase our yield by 150 bps through re-leasing or repositioning.

Net Lease:

Stony Clove opportunistically acquires net lease properties in Florida and Texas. We prefer QSR tenancy with five or fewer years left on an original lease term of 15 to 20 years with expiring rents that are below current market levels. We require daily traffic counts of 30,000+ with easy ingress/egress and as-of-right drive-throughs. Alternatively, we can acquire longer term leases secured by small to mid-size franchisees offering moderately inferior credit in exchange for higher initial cap rates.
